Choosing a builder is one of the biggest decisions you’ll make when building a new home. The right fit usually means a smoother process and a home that turns out exactly the way you dreamed it would be. The wrong fit can mean lots of hassle, constant compromises and surprise costs.

In Australia, most new builds fall into two main categories:

  • Custom home builders: bespoke builds designed around you and your site. It might start from scratch or from a concept plan, but it’s tailored.
  • Project home builders: predesigned homes with selectable upgrades. You start with a catalogue of standard home designs, pick a plan and choose different options available.

Design flexibility

Custom builders usually offer much more flexibility with layout, room sizes, ceiling heights, window placement, and finishes. This is a big advantage if you have a clear vision, want something unique, or need special features (like multi-generational living or accessibility considerations).

Project builders are more about efficiency and predictability. Their homes are designed to suit common block types and popular lifestyles. Usually, they’ve built the near exact same home before and know how to do it well. That can be reassuring, especially if you like an existing plan and want to simplify the decision making process.

Site suitability: standard blocks vs complex blocks

Custom builders tend to be a better match for blocks that need a more considered design, like sloping sites, narrow lots, odd shapes, or where orientation matters.

Project homes usually work best on standard blocks, particularly in newer estates, where the site is flat with basic setbacks and access. Some project builders can handle more complex sites, but you may have fewer design choices and higher site costs.

If you want a practical reference on designing for climate and comfort, including orientation, shading, ventilation and insulation, the Australian Government’s Your Home guide is a great resource.

Cost structure

Project builders often advertise a base price, which makes it easier to compare options. However, the base price is rarely the final price. Siteworks, retaining, council requirements, and upgrades can add up quickly. Be sure to leave room in your budget for this.

Custom builder pricing is usually based on your specific design, selections, and site conditions. It can feel less “instant” at the start, but it often gives you a more accurate link between what you want and what you’re paying for.

Build time

Project builders typically run a streamlined process with set stages, standard documentation, and established supplier networks. Once selections are locked in, the pathway can be quite structured.

Custom building is more collaborative. You’ll usually spend more time upfront in design and selections, and you may have more decisions to make along the way. The upside is you’re much more likely to end up with a home that feels made exactly for you.

Materials, finishes, and specifications

Project builders tend to work with standard inclusions and upgrade packages. You can still get a premium finish, but you’re choosing from a curated range and approved products.

Custom builders often allow broader choice and more detailed design with personalised architectural features.

Which one should you choose?

Neither option is automatically better. The best choice depends on your block, your budget, your timeline, and how much design freedom you want. If you want maximum control and a design that is tailored to your needs, a custom home builder is the way to go. Also, if you have a tricky block, a project plan might not work.

If you want a simpler path with a proven layout, a project home can be a great fit – but only if you compare inclusions properly and understand the real total cost. Remember, changes are limited here and upgrades can cost you.
